I noticed some of the properties have a crime lab and some don't. What's the crime lab for? Does it eliminate the need to visit a townie expert to analyse things while working on a case?

Not exactly. A crime lab means that a detective can do an analysis for a team-mate regarding physical evidence on the crime-scene. Of course this detective must have the proper skills. It can be done only once a day and it's not always successful.

And oh yeah, you can't do an analysis in the crime lab for your own cases.

Unlike with visiting a PE contact, the analysis in the lab doesn't tell you to whom this piece of evidence belongs. It only says if it's a curly hair or straight hair etc.

The crime lab is useful in that you can use it to have a team mate analyse a piece of evidence found at the crime scene that you weren't able to get the full info on (f.ex. if the hair is curly or straight) :)
